SUBJECT: 8.0 Acre Town Center Site
In attempting to pull together all the facts surrounding
the 8.0 acre Town Center Site, it appears that previous
discussions had occurred in regards to separating the
8.0 acres into a 2.2 acre tract and a 5.8 acre tract.
As far as we know, nothing official ever took place that
actually divided the original 8.0 acres, even though the
Town Center complex is centered on the 5.8 acre tract.
This leaves a side yard distance from the Building to
the east property line of approximately 150' and a side
yard distance from the Building to the west property line
of approximately 221'.
It is our opinion and will recommend that the City Counil
consider a land swap with UNIVEST, that will revise the
exact location of the 8.0 acre tract, where the Town Center
complex will be centered on this 8.0 acre tract instead
of the imaginary 5.8 acres. By doing this, the side yard
distances from the Building to the east and west property
lines would be approximately 185.5 feet.
In our opinion, this would be enough room to continue,
at some future time, with Phase II of the Town Center
complex.
