Box 478 Coppell, TX 75019 Re: Town Center Project,'Drilled Piers Dear Mayor Duggan: Our firm attended a meeting held June 28, 1985, at the offices of O'Brien, O'Brien, and Callaway to discuss the problem of deficiencies of foundation piers for the above referenced project. A summary of the meeting will be provided by the architect as soon as possible. Enclosed please find a copy of reports by Shilstone & Associates and Muenow and Associates of in-place pier inspection. These reports were provided by the Contractor, Howard U. Freeman Construction Company, and reviewed by the Architect and their structural consultants, Techni Structures of Dallas. The enclosed reports and upcoming meeting summary should adequately state the problems. This memo shall summarize the following proposed course of action as we understand them: 1. The Contractor shall replace a minimum of six piers at locations directed by the Architect. This work shall begin Monday, July 1. 2. At the same time the Contractor shall test the tops of every building pier for soundness and shall remove and replace all unsound concrete. The Architect and their soils consultant, Maxim Engineers, shall observe this operation. 3. The Contractor plans to submit a claim for lost time and damages due to the above problems. The Architect will forward this to our office with their recommendations. We shall review and forward to the City for action and/or concurrence. 4. A representative of O'Brien, O'Brien, and Callway will be at the July 2, 1985, Council meeting to report on the status of the project. 16135 Preston Road · Suite 106 · Dallas, Texas 75248 · Phone 214/386-6611 It should be noted that my personal impression of the meeting was that it was conducted in a professional and cordial manner.
