RE: Park fees and dedication and other impact fees for Coppell Greens Subdivision, Coppell, Texas
Gentlemen:
I have received your fee calculations for the above referenced subdivision. At, er reviewing the calclulations, I have
several discrepancies to address. First, the Park Fee should be zero dollars pursuant to the agreements made with the
planning and zoning commission and City Council specifically on Septemeber 9, 1997, whereby the City Council agreed
to accept park land with $300,000 of improvements located immediately south of Magnolia Park Subdivision in lieu of
park fees. The presentation of the final plat and final site plan was made by'Jim Witt, City Manager, and approved by
the Council. f
Second, the roadway impact fee is calculated innaccurately. The fee should be $ 64,74~.00 and it is shown on your sheen
as $67,744.00
As such, please find enclosed herewith, Argus Developments check in the amount of $180,844.00. This includes
$62,100.00 for water impact fees, $54,000.00 for wastewater impact fees, and $64,744.00 for Roadway impact fees.
