Construction Plans
Dear Mr. Anderson:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Provide note on plat sating all drainage channels in drainage easements and concrete channel wails to
be maintained by the Homeowners Association established for this addition.
2. This development will need to construct a :5' sidewalk along Denton Tap Road.
3. The proposed brick paver band for the two streets intersecting Denton Tap Road need to have brick
pavers in the ADA ramps as per the City Standard Details.
4. Provide top-of-curb elevations for Turnberry Lane cul-de-sac.
5. All vertical curves shall be designed with a l~inirllum design speed of 30 mph. Please evaluate all
proposed vertical curves to ensure they meet the minimum stopping sight distance (SSD) as per the
City's Subdivision Ordinance.
6. The centerline stationing for the Tumberry Lane cul-de-sac on Plate 4 does not match the stationing on
.Plate 7.
7. Show the width of the entrance of Turnberry Lane and median at the intersection of Denton Tap Road.
8. Provide a north arrow on Plate//5.
9. ADA ramps must be constructed when the streets are constructed.
10. Provide additional information on how drainage will be directed to the proposed inlet in the median
(plate/K/) on Tumberry Lane.
11. Use a different line type to clarify the phase line on the drainage area lllap.
12. Provide curb inlets on Applecross Court.
13. Relocate the curb inlets on Fnllldrk Court closer to the intersection of Fallkirk Drive.
14. Show all water and sanitary sewerline crossings on the storm sewer profile view.
15. Raise the headwalls and provide railing across the top of the proposed box culvert under Fallkirk Drive.
Also maintain a minimum 4:1 side slope.
16. Provide an improved channel bottom from the outlet of 48" RCP to the box culvert underneath Fallkirk
Drive.
17. Raise the headwail and provide a railing on the northside of the box culvert underneath Tumberry Lane.
18. Provide flowline elevations on the profile view for storm sewer Line 'C".
19. In the profile view for storm sewer Line "E-I", show the sanitary sewer line runnin~ parallel.
20. Provide proposed grades for temporary ditch at the outfaH of storm sewer Line 'F" (plate 15).
21. With the proposed 21" RCP being shallow, additional pipe protection needs to be provided for storm
sewer Line 'H" where it goes underneath Dalmalley Lane.
22. The following comments need to be addressed on the Water and Sewer Plan.
a. Add additional water valves as indicated on the plans.

b. Provide4' diameter manhole for Line E at stalion 2+31.13 and for Line H at station 7+45.14
instead of using cleanouts.
c. Provide a 5' diameter manhole for Line B at station 1 +47.68 and at station 5 + 36.43.
d. Provide a 2" blow-off at the end of waterline in the eyebrow on Fallidrk Drive.
e. Easement documents need to be reviewed by the City prior to the filing of the easements.
f. Provide an additional manhole on Line 'A" to meet the maximum manhole spacing of 500'.
g. Need to have a minimum of 9' spacing between the proposed waterline adjacent to Denton Tap
Road and sanitary sewer Line 'A~.
h. The lDinirllUm allowable radius for sanitary sewerline is 250'.
Provide details for each cul-de-sac showing location of water meters and driveways. Once the plans are
approved this information will forward to Building Inspection to be used for driveway locations.
Show all waterline and sanitary sewer line crossings in the storm sewer profile.
Provide an additional fire hydrant on the waterline adjacent to Denton Tap Road between Fallldrk Drive
and Turnberry Lane.
Need to lie the existing 8~ waterline into the proposed 12' waterline. See phte
On the grading plans please address the following comments.
a. Provide proposed grades for common areas showing drainage channels.
b. On each lot indicate the FHA lot grading Type A, B, or C.
c. Provide top-of-curb elevations for the medians.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If you
