There has been no previous platting history. TRANSPORTATION: Denton Tap Road is shown on the thoroughfare plan as a P6D, six-lane divided section within a 110-wide right-of-way. The road currently consists of a 2-lane asphalt section within a 90' to 100' wide right-of-way. The 121 Bypass will be built to freeway standards with access roads in 450 feet of right-of-way. DISCUSSION: The Planning and Zoning Commission and City Council approved a Concept Plan in connection with approval of the ordinance granting the Planned Development District for this property. The preliminary plat conforms with the approved Concept Plan. The staff Development Review Committee reviewed the preliminary plat and landscape plans, and made several additional recommendations. The applicant has complied with those recommendations. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the Preliminary Plat subject to compliance with Engineering Department comments. It appears that access to lots 15/16 & 32/33, Block C will be difficult. reconsider lot layout and/or inlet and manhole locations. You should Preliminary Utility Plans: 2. The drainage pipe that discharges at the rear of lot 10, Block C should be extended across lots 10, 11, 12, 13, 14, 15 in the existing creek area and discharged at the south side of Lot 15. If this not desired, then a note should be provided on the plat indicating that the existing drainage tributary will be maintained by the Home Owners Association.
