Dowdey, Anderson and Associates 5225 Village Creek Drive Suite 200 FILE Piano, Texas 75093 RE: Coppell Greens Phase Two Dear Mr. Anderson: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. ADA ramps at all intersections will be built with the subdivision. 2. All vertical curves must meet the requirements of the City Subdivision Ordinance. 3. Per the Dallas Drainage Design Manual, use 10 minutes as the minimum time of concentration unless calculations are provided to support the use of 15 minutes. 4. Indicate the type of pipe and pipe diameter in plan view for the storm drain. Also, provide proper storm drain profiles per the Dallas Drainage Design Manual. 5. Make sure that the spacing between sanitary sewer manholes is no more than 500 feet. 6. Fire hydrant locations need to be approved by the City Fire Marshal, Travis Crump. He can be reached at (972)304-3503. 7. Fire hydrant spacing needs to meet the requirements of the subdivision ordinance. 8. Show all utility crossings and the proposed grade on the sanitary sewer profiles. 9. The maximum depth for a 4' diameter sanitary sewer manhole is 12 ½ feet. Deeper manholes require the use of a 5' manhole. 10. Show the location of any proposed retaining walls on the grading plans. If the walls are to be constructed with the subdivision then a detail needs to be provided on the plans. ~Also, retaining walls will not be allowed to span across utility easements. There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review.
