Graham Associates, Inc. 616 Six Flags Dr., Suite 400 Arlington, Texas 76011 RE: Coppell Industrial Addition (Tradepoint Phase I) Dear Mr. Stark: The City of Coppell has reviewed the referenced plans and has the following comments to offer: o 6. 7. 8. 9. 10. 11. On the Dimension Control Plan, indicate the width of the proposed driveways. All paving joints should be silicone sealed. The City of Coppell Subdivision Ordinance requires all paving to be on 6" of lime stabilized subgrade. The following comments should be addressed on the utility plan. a. Relocate or add valves as indicated on sheet. b. All taps into the existing 16" waterline should be noted as wet taps. c. Need to verify if the connection of the proposed 8" sanitary sewer line into the existing 15" sanitary sewer can be done without conflicting with the existing 16" waterline. d. The connection into the existing sanitary sewer manhole must be done without open cutting Bethel Road. e. If the fire department connections are to be constructed when the utilities are installed, then a copy of the plans need to be included with these plans. f. Show in a light line weight the location of all the proposed storm sewer systems. Show all water and storm drainage line crossings on the sewer profile sheet. The proposed manhole at station 2+63.69 should be a 6' diameter manhole and the manhole at station 8+14.69 should be a 5' diameter manhole. Show all water and sanitary sewer crossings on the storm drain profiles. Also show the 1©0 hydraulic grade line. It appears as though portions of Storm Line A and Line B do not have adequate cover. Additional coverage and/or a class IV RCP should be considered. Concrete collars need to be provided at all pipe size changes. Provide proposed flowline for drainage swale adjacent to Bethel Road. What happens to the drainage north of Phase I? Please provide an overall drainage map of this property. 13. Where does the drainage go that is shown at the driveways? Indicate the drainage areas and show the "Q" for the 100 year event. Any drainage exiting the driveway should be limited to no more that two c.f.s. 14. What is the volume of detention being provided? What is required? 15. There is a concern regarding the effect the weeping system will have on the future Hike and Bike Trail. (i.e. water crossing trail and/or causing the trail to be mossy and slippery.) 16. A back up pump should be provided for the proposed detention pond. 17. What is the discharge rate of the proposed pumps? Does the detention requirement take into consideration the discharge rate of the pumps? If the discharge rate is less than the existing condition discharge which is 152 c.f.s., then the detention requirements will need to be increased. There are various other minor comments throughout the plans. When all comments have been addressed, please return these marked plans and two sets of revised plans to the City for review.
