Preliminary / Final Plats and ConstructiOn Plan~

Dear Taryon:
We have reviewed the above referenced subject and offer the
following comments.
1. Floodplain Development. permit note needs added to the final
plat (Reference Comprehensive Floodplain Mgmt. Ordinance,
paragraph 4, pg.34). This area has been reclaimed already
and therefore the actual assigning of a permit number will
not be applicable to this plat and should be so noted by the
Floodplain Administrator prior to the filing of the final
plat.
2. Town Center Blvd. should reflect a 60' ROW width per the
Sub-Division Ordinance with either a 37' or 45' wide street,
or a variance requested. Attached for background
information is the final plat and site plan for Town Center.
Based on what's shown proposed around Town Hall, we would
recommend that Town Center Blvd. be 45' in width. A 45'
width is a 4-lane undivided street whereas the 37'width is a
2-lane undivided street with an additional 8' approximately
to accomodate on-street parking if desired.
3. Median opening locations still need coordinated with DRC
staff yet on the east/west street off Denton Tap Road (no
street name shown at time of review). Too many openings
currently exist and/or conflict with proposed storm sewer
inlets.
4. Univest / Metrocrest Hospital Authority need to make written
request to the City Engineer requesting the addition of a
left turn lane with approximately 100' of storage space
provided on Denton Tap Road. This work should then be added
via Change Order to the Denton Tap Road CIP project. Per
the Sub-Division Ordinance the funds for this left turn lane
shall be paid by the developer. Upon the city's
authorization, Ginn Inc. can provide a cost estimate for the
Change Order based on current project prices. Coordination
with the Denton Tap Road contractor will need to proceed as

soon as possible so that appropriate scheduling of this
construction can occur.
5. Due to the plat being fast-tracked, more review time and
consultation will be required with the developer before
construction plans can be approved. As long as the
applicant intends to meet all City codes, ordinances and
development standards, we have no objections to both the
preliminary and final plats proceeding forward as scheduled.
We would recommend, however, that any intended variances
from the City standards be listed on the final plat now, to
prevent having to come back to City Council later in order
to have construction plans approved.
