I am providing you a copy for your information and inclusion in the City records. As soon as there are more hard facts concerning the facility, the Hospital Authority will schedule a dinner for the Council as a whole. The purpose of the dinner will be to brief the Council and staff. At that time the will also provide a tentative construction schedule. We have formally discharged American Medical Buildings, Inc. (AMB) (see attached letter). Since we already paid them a development fee under a very unusual set of circumstances, we would like for you to undertake the development of a proposal at no additional cost. I am enclosing a copy of the AMB "Site and Size Report" which does not do justice to the real potential for a viable project. I am also enclosing a letter from Barry Schneider outlining the responsibilities NME would be willing to undertake. For its part, MHA would consider buying approximately three (3) acres of reasonably priced land $2.00 - $4.00 per square foot. MHA would sell the land to a "friendly" 501C3 corporation, Medical Development Management Corporation (blDMC) which in turn would sell bonds to finance the project as well as manage it. Insofar as location, Mayor Lou Du§gan and Councilman Tom Morton have convinced me that a location north of Sandy Lake Road on or in view with access to Denton Tap Road would be the best location. I have the names of the developers (Lomas Realty, Albuquerque S&L and Magnolia Properties) and contact persons who I am personally contacting. We are thinking about an approximate ultimate campus size of 15-20 acres and would like to see if a "deal" can be struck to make the project-by-project drawdown of acreage financially feasible. MR.
