First Construction Review Comments
Dear Mr. Sheppard:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Provide a paving plan showing paving and subgrade design for the fire lane and parking areas.
2. On the site plan, the water service will require a RP2 check backflow device due to the type of use.
Also, all the water lines shall be private lines. Therefore, water line easements are not necessary.
The fireline will need to be connected to a 6" double check/detector check assembly from the main
line in Denton Tap. Call Howard Pafford, Water and Sewer Superintendent at 304-3551 for any
questions.
3. Show the proposed screening wall and proposed retaining wall on the site plan.
4. Provide landscape and irrigation plans with the next set of plans submitted.
5. On the utility plan, consider taps in one location on Denton Tap Road. Also, the water main is
under the paving. Provide a sewer cleanout for the 6" sanitary sewer at the location shown on the
plans.
6. The grading plan has an elevation that does not correspond to the direction of the water flow arrows.
Also, please provide a cross section of the retaining wall and screening wall. The screening wall
standard details show paving adjacent to the ROW.
7. An off-site access easement from the school will need to be obtained before the construction plans
are approved.
8. In regards to the sidewalk construction across the Lone Star Gas easement, permission may be
required from the gas company.
9. On the drainage area map, show the off-site drainage area north of the site and how the Q is picked
up on school property. Also, show the profiles of the storm sewers and the location of the 16"
water line on the profile. Provide hydraulic calculations for each storm sewer.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the revised set of plans should be resubmitted to the City for review. If you should have any questions
