HISTORY:
No platting history, although the White Glove Car Wash was
approved by City Council on June 14, 1995.
TRANSPORTATION:
Denton Tap Road is a P6D, six-lane divided thoroughfare built to
standard in a 100-foot right-of-way.

COMPREHENSIVE PLAN:
The 1987 Comprehensive Plan shows Commercial.
DISCUSSION:
This is a two phase development, the first phase of construction will consist of a dental building
of approximately 9,850 sq. ft. and the second phase will consist of a two story medical
building of about 10,100 sq. ft. Construction of the first phase will begin at once while there
are no construction plans for the second phase.
Proposed parking facilities are more than adequate to meet the demand generated by the two
professional buildings. Unless the Board of Adjustment approves a variance, the applicant will
have to provide a 10 foot landscape buffer between the parking spaces located next to the Lone
Star Gas Company's right-of-way. The overall landscape plan appears to conform to city
requirements.
Recommendation:
Staff recommends approval of the preliminary plat subject to the following conditions being met:
Dimensions for the one story dental building on site plan and landscaping plan do not
match.
If the Board of Adjustment'does not grant a variance, applicant will have to provide a
10 foot wide landscaped buffer between the parking and southern property line.

At the time of Phase 2 development construct an accessway across the Lone Star
Gas Company's right-of-way which connects the Coppell Professional Plaza with the
White Glove property to the south, thus improving internal circulation for this entire
area.
4. Show visibility triangles on the Landscape Plan.
Show storm drain plan, sizes of water mains, meter sizes, drainage easements for
meters.
6. Show on irrigation plan brick pavers and 5' sidewalk along Denton Tap Road.
