TRANSPORTATION: This parcel has access to Samuel Boulevard, a four lane improved thoroughfare. SURROUNDING LAND USE & ZONING: North - Lee Elementary School, Zoned (C) East - St. Ann's Catholic Church, Zoned (SF-9) South - Across Sandy Lake Road, Single-Family, Zoned (PD-SF) West - Vacant, Future Food Lion site, Zoned (SUP-C) COMPREHENSIVE PLAN: The Plan shows mixed land use here, excludes multi-family development. ITEM 8 ANALYS I S: Due to concerns raised in public hearing and by the Public Works Department, staff requested that a Master Drainage Study be prepared for this area. An engineer for the present property owner is preparing an area drainage study for the overall site, but the study has not been reviewed by the Public Works Department. Staff will present the Public Works Departments response to the plan at the Planning and Zoning Commission meeting. Since the results of the drainage plan will impact the subject plat and the Food Lion site, (also on this agenda) staff recommends approval of the final plat subject to approval of the final construction plans, including resolution of the drainage issue.
