Tndtlc An~q: Response: In our' opinion, we see no need in provisions for a Traffic Analysis since the requested plattin$ of the propc~y is a substantial decrease in density. The zonin~ allows for MF-2 Multi-Family at 24 units per acre which will allow for 695 units. We are proposin~ 209 townhousc units which reflect 70% reduction in overall allowed density. Multi-Family average daily trip generation is based on approximately 6.6 trips/day per unit which Multi-Family would yield 4,597 trips/day compared to Single Family trip generation of 10.1 trips/day per unit which would yield 2,111 average daily trips per day for Sin$1e Family. Fairway Drive Needs to be Constructed: Response: We would propose that Fairway Drive construction be resolved at the time of final platting of Phase 2 due to the outstanding issues pertaining to right-of-way obtainment across DART property. C. Tree Survey: Response: We will provide an aerial photograph ide~f¥ing the location of tree mn~e.s since we are all aware there is a'very limited vegetation on the property. The existing trees are all dead and should be removed at the time of development. Response: All parking areas will be located within HOA areas either by dedication or easements. Response: Ail street and alley fight-of-ways will be identified by lot and block similar to what was previously approved for The Fairways at Riverchase. F. ~nds~pe r--~ent Overlaiv: Respome: These conflicts have been revised. G. 60' Area l/Igbt-of-Way: Response: This area will be identified as lot and block and dedicated to the HOA for maintenance. H. Wetlands Response: We have reviewed the EPA Wetlands Map of this area and no wetlands are identified on the subject tract.
