Subject: Neighborhood Survey- Stone Wall for Shady Trail Subdivision
Hello Neighbor:
I hope all is well with you and your family.
If we have not had the privilege to meet you , I’d like to introduce the Mayo family. Barbara and I moved in to our home
(116 Oak Trail) in October 2010. Our home is located on the corner lot of Oak Trail and Shady Oaks. I am in the
nd
commercial insurance business and Barbara is pursuing a 2 career in interior design with hopes to complete her
education in 2 years. We are 18 year residents of Coppell and both of our boys, Josh ’06 and Hunter ‘09 graduated from
Coppell HS. Our yellow lab is “The Colonel” .
We are very happy to be a part of the neighborhood and have already made several good friends. When we moved in
one thing we noticed that was absent was an official entrance to the subdivision and no retaining wall. This is because
the neighborhood was developed so many years ago that was not common at the time and Sandy Lake was a less
1
traveled road. As you are aware, W Sandy Lake Rd. will be widened in 2012 and will be taking in a portion of our
neighbor’s yards with Sandy Lake frontage. With the additional street traffic, noise and congestion will only increase.
I thought it would be nice if our neighborhood had a privacy wall similar to other quality subdivisions in Coppell. What do
you think? Is that something you feel the neighborhood would benefit from?
I made a call to Lorie Galloway Companies ( LGCompanies.com), who is currently building a subdivision wall on East
Sandy Lake to determine what a general estimate was for a stone wall. I walked off an estimated 633 ft and she
indicated brick walls run $95 / linear foot with stone walls (6ft) top out at $150 linear ft. Prices vary greatly with type of
stone and design. With 100% participation that would be $94,950 / 40 homes = $2373 investment per household (This
is a very rough number). Design, engineering, and surveys extra. The 4 frontage homes would obviously need to agree
to an easement on their individual properties.
I see several benefits from a neighborhood retaining wall:
1.Increase value of your home
2.Noise buffer / Privacy to those fronting Sandy Lake
3.Compliment the beauty of neighborhood
4.Subdivision name recognition
If you would be so kind to email me back (or drop in my mailbox at 116 Oak Trail) your thoughts and once I have made
an attempt to contact all by e-mail and regular mail I will report back to all on the survey results. By responding, you
are under NO obligation as this is only a survey.
_____________ I AGREE TO BENEFITS OF A SUBDIVISION RETAINING WALL AND WOULD MOST LIKELY
SUPPORT THE EFFORT
_____________ I would like to be part of a committee for neighborhood improvements- such as retaining wall, entrance
with flowers, plants, etc.
_____________WANT TO LEARN MORE
_____________DISAGREE
