On June 28, 1995, we received all lnfo~a~ion necess~ to process your re, est.
After comparing this info~ation with the National Flood Insurance Progr~ (NFIP)
map for the comunity referenced ~ove, we dete~lned that, the pro~y would
not be inundated by a 100-year flood. Therefore, this letter ~ends the map for
CoDDe11. Texas (NFIP Map N~er 480170, Panel 0010E, dated APril 15. 1994, to
r~ove this prope~y from the SF~.
Please note that this prope~y could be inundated by a flood greater than a 100-
year flood or by local flooding conditions not sho~ on the NFIP map. Flood
insurance (such as the Preferred Risk Policy) is obtain~le, at reduced cost, for
prope~ies located outside the S~. Also, although we have based our
dete~ination on the flood info~ation presently avail~le, flood conditions may
change or new info~ation may be generated that could supersede this
dete~ination.
A copy of this Letter of Map ~en~ent is being sent to your comunity'e official
NFIP map re~sito~ where, in accordance with re~lations adopted by the
comunity when It made application to Join the NFIP, It will be attached to the
comunity's official record copy of the NFIP map which Is avail~le for ~blic
ins~ction.

If any structure on this property is covered by a flood insurance policy, and if
the mortgage company or lending institution agrees to waive the flood insurance
requirement, the NFIP will refund the premium paid for the current policy year,
providing that no claim is pending or has been paid on the policy during the
current policy year. To receive the refund, a written waiver or certificate must
be obtained from the mortgage company or lending institution and presented to
your insurance agent, who will process the premium refund.
This response to your request is based on minimum criteria established by the
NFIP. State and community officials, based on knowledge of local conditions and
in the interest of safety, may set higher standards for construction in the
floodplain. If the State of Texas or the City of Coppell have adopted more
restrictive and comprehensive floodplain management criteria, these criteria take
precedence over the minimum Federal criteria.

FIELD NOTES FOR:
A part of the W.A. Trimble Survey, Abstract No. 1268, and more
particularly being a part of Tract Four (4) of CREEK BEND ESTATES,
an Addition to the City of Coppell, Dallas County, Texas, formerly
located within Denton, County, Texas according to the Map or Plat
thereof recorded in Cabinet B, Page 52, of the Plat Records of
Denton County, Texas and being described by metes and bounds as
follows:
Beginning at a 1/2" iron rod situated 458.73 feet North from the
most Southerly Southeast corner of Tract Four (4), said iron also
being the Northwest corner of Tract Three (3), and being an ell
corner of Tract Four (4);
Thence West 130.88 feet to a point for corner in the West line of
Tract Four (4);
Thence North 00 degrees 40 minutes East 198.07 feet along the West
line of Tract Four (4) to a point for corner, said point also being
the 453.5' contour line;
Thence along the 453.5 foot contour line the following calls:
South 85 degrees 15 minutes 08 seconds East 60.29 feet;
South 57 degrees 20 minutes 56 seconds East 60.40 feet;
South 42 degrees 45 minutes 22 seconds East 81.58 feet;
