Dear Mr. Daniel:
The City of Coppell has received and reviewed the referenced plans and has
the following comments to offer:
1} Landscaping plans should be provided.
2} The plans should be labeled as construction plans.
3} You have indicated that you are trying to save and preserve the
existing trees on this site. However, based on the cuts for
Shorewood Drive, the home builders will have to slope about 30
to 40 foot of the tot to obtain an acceptable slope or they
will have to build retaining walls adjacent to Shorewood
Drive. My opinion is that you should consider raising the
streets between Station 4 + 00 and Station 11 + 00 of Shorewood
Drive.
4) In lieu of providing a 5 foot by 35 foot drainage easement, the
alley width should be widened to 20 foot.
5) The offsite drainage area with calculations should.be provided.
6) The proposed system between Lots 10 and 11 should be extended
to the east property line.
7} Erosion control should be provided at the outfall of all
systems.
8) The outfall of the proposed system on the cul-de-sac to Harris
Street should be turned to flow with the creek.
9) If the system between Lots 10 and 11 is not extended, a better
erosion prevention plan should be provided as opposed to just
seeding the area.

10) The outfall velocity in Line B should be slowed to help prevent
erosion.
11) Please fully explain and comment why you are now proposing to
outfall your sewer line across the creek into the existing 12"
sanitary sewer south of this development instead of tieing into
the proposed 8" sewer line in }{arris Street, as previously
shown. Any aerial crossing will require a floodplain permit
and modeling to determine the effect on the water surface
elevat ions.
12) The lot grading plan for the corner of Shorewood and Bethel
School Road does not match what is shown on the drainage area
map.
Once these comments have been addressed, the revised set of plans and this
markup set of plans should be resubmitted to the City for review.
