ITEM: S-1094, Dairy Queen Restaurant, zoning change from C (Commercial) to
C-S. U.P. (Commercial, Special Use Permit) to allow the expansion of
the existing restaurant located at the northwest corner of the intersection
of Southwestern Blvd. and Denton Tap Road, at the request of Arthur
Weinman Architects.

Platting Comments:
1. The paving is required to be concrete on a stabilized base. Asphalt is not allowed.
2. The radii for the driveway connections to Southwestern and Bullock Drive should be a
minimum of 20 feet.
3. The word Coppell Road in parenthesis, next to Southwestern Blvd. should be removed.
4. Brick pavers will be required for the driveway entrance to Denton Tap Road, if it is being
rebuilt.
5. Grading and drainage plans will be required prior to construction.
6. Visibility easemems should be shown for the driveway connection at Denton Tap Road.
This will affect the location of the landscaping.
7. A five foot sidewalk should be provided for Demon Tap Road.
8. It appears as though your drive thru lane is encroaching emirely within the 15 foot
landscape easement.
9. You are showing a 21 foot radius for your turning lane. This is inadequate. A typical
vehicle needs a minimum of 26 feet to turn and even larger vehicles such as trucks, etc need
44 feet.
Additional Comments:
10. With the current configuration for the drive thru and the emrance off of Southwestern you
have conflicting traffic movements on site. Because of the previous comment about the
turning radius and the conflicting traffic movements on site, you need to reevaluate and
revise your site layout as it pertains to the drive thru and the entrances.
You should contact this office at 304-3679 as soon as possible to schedule a time to discuss
this site plan prior to the DRC meeting.

11. Is this site going to be replatted prior to developmem? If so, the City will be requiring an
additional easement adjacent to Demon Tap Road as we have on other sites that have
developed adjacent to Denton Tap Road. This easement is for sidewalks and/or utilities.
12. You are proposing to encourage truck traffic on Bullock Drive. Bullock cannot handle the
traffic, therefore, you should rebuild Bullock to a concrete street up to your driveway or
eliminate your driveway connection to Bullock.
