Dear Taryon:
We offer the following comments regarding the above referenced
Final plat and construction plans.
On the note, "Notice to Prospective Buyers", change "Flood
Plan" to read "Floodplain".
Prior to approval of the final plat by the P & Z and
Council, provide a letter advising the City Floodplain
Administrator, Mr. Russell Doyle, P.E., whether or not these
lots are inclusive in the FEMA submittal package for
Creekview Addition. If this area is in the Creekview
Addition FEMA package, then the applicable Floodplain
Development permit number for this project would be 0001.
We have no objections to the construction plans except
regarding Trench Safety. If all the fill is placed prior to
the installation of the utilities, a trench safety plan is
required because the necessary trench depths shall exceed
five feet. If the utilities are installed in trenches five
feet or less in height, no trench safety plan would be
required. A note on the plans clarifying a five foot
maximum trench depth should be shown on the plans if this
latter situation is planned.
