Harrington Engineering, Inc. 3023 Routh Street Dallas, Texas 75201 RE: Deer Run Dear Mr. Harrington: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Please label the proposed alleys on the plat according to the labeling on the paving plans. 2. Locate any utilities adjacent to a street three feet off of the back of curb such that they are not located underneath the sidewalk. 3. As per our discussions on September 15, 1998, please show one of the following for the proposed off-site utilities: 6' separation between the off-site 8" sanitary sewer and storm drain lines along the entire alignment; or, place the sanitary sewer line inside an encasement pipe with separation of at least two feet. If the sanitary sewer line is to be encased, please extend the encasement at least fi.om the private street to the west past the east edge of Alley A2 to the east and maintain 6' separation where not encased. 4. Please show the location of any private water and sewer lines in the adjacent development that may conflict with the placement of the off-site storm drain and sanitary sewer line. No private lines can be located within the proposed off-site-utility easement. 5. Please show a stub out for the off-site storm drain at the point where the diameter is increased to handle future flow. 6. Please make reference to City of Coppell Construction Standard SD3 "Asphalt Street or Driveway Repair" for installation of the off-site sanitary sewer and storm drain lines. 7. Please show all sanitary sewer service lines connecting into the sanitary sewer main instead of tying into a manhole. 8. Show all sidewalks and shade barrier-flee ramps and those sidewalks that are to be constructed with this development. There are various other comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be submitted to the City for review.
