Construotion Plans
We have reviewed the above referenced project for conformance to
the City of Coppell subdivision ordinance, zoning ordinance,
comprehensive floodplain ordinance, and standards and provide the
following comments.
Paving
1. Median opening at Sta. 3+50 needs to be 60' min. not 50'.
2. Thru Bethel Rd. paving width transition; need to provide
spot elevations in plan view along centerline or add a
centerline profile.
3. Tower Court; might add vertical curve at intersection where
PI created by 3.00% approach grade.
4. Revise alley "B", max. 5.00% grade allowed.
Drainage, Water, Sewer, Grading
1. Add decorative stone facing on headwalls as required.
2. Any TSDHPT Drawings referenced need to be included in plan
set.
3. Specify on plans that radius (beveled) pipe required on
horizontal and vertical curved sections of storm sewers.
4. Shift fire hydrant in Block "C" west, to between lots 50/ 51.
5. Add fire hydrant in Block "D" between lots 32/33 (west side).
6. Add fire hydrant in Block "B" at NE corner of lot 20.
7. Add S" water valve in Block "D" to 8" main by fire hydrant
at lot 10.
8. All water lines to be 8" only, no 6" allowed.
9. Need min. 2' clearance between W/S for 9' either side of
sewer when water is over sewer.
10. Aerial crossing for Line A sanitary sewer needs to conform
to Coppell Std. detail sheet SD-20, revise accordingly.
11. Show existing and proposed limits of 100 yr. floodplain in
plans per Comprehensive Floodplain Ordinance.
12. Show limits of drainage easements on grading plans.
13. Show location and make provisions for hike / bike trail
along Grapevine Creek as required by city streetscape plan.
14. Revise sheet 14/20, Water & Sewer plan, to show existing
sewer in proper location as indicated on final plat.
15. Show drainage easement for Grapevine Creek on both final
plat and plans.
