Dear Ms. Bowman:
Pursuant to staff comments regarding the Creek View Development Plan
submittal, the following reponses apply:
- Paving of 37' has been addressed on the revised Development Plan.
Building lines have been addressed on the revised Development Plan.
Landscape maintenance has been noted on the revised Development Plan.
Variances have been noted on the revised Development Plan.
Zoning districts have been designated on the revised Development Plan.
- The accompanying narrative has been revised to reflect the revised
Development Plan.
Street names to courts have been changed per staff comments.
The following reclamation issues were discussed in a telephone conver-
sation of June 27, 1987, between Mr. Dennis Johnson, NDMCE, and Mr.
Steve Morton, City of Coppell:
1. A Section 404 wetlands determination by U.S. Army Corps of Engi-
neers personnel is scheduled for July 1 at the site. It is not
anticipated that a permit will be required for this project; how-
ever, the necessary steps will be taken to comply with Corps re~u-
lations.
2. We have had several meetings with Mr. Carl Anderson, Anderson
Engineers, to discuss the proposed City of Coppell watershed plan
and have obtained the necessary hydraulics and hydroloKymodels
for Grapevine Creek.
3. Based on the models obtained from Anderson Engineers, we are
preparing a proposed hydraulics model and report for review an~
approval by the Federal Emergency Management A~ency (FEMA). The

proposed plan.will provide for fill only in the flood fringe, and
no encroachments are planned on the existing lO0-year floodway.
Preseveration of the natural Grapevine Creek channel is proposed
under this plan.
4. The two tributary streams - one at the west end of the site, and
the.-other at the east end - are proposed to drain in a natural
sC-ate. We a-~e currently preparing HEC-2 backwater models to
es~ablish the~100-yeaF flood limits on these tributaries.
