Conceptual Plan
We have reviewed the above referenced project for conformance to
City of Coppe11 subdivision ordinance, zoning ordinance, and
standards, and the following sets forth our comments.
We have no objections to the "conceptual plan" or the zoning as
presented. When preliminary plans are submitted, we will have
the opportunity to review in detail from an engineering
viewpoint. Our concerns at this time are as follows:
1. One ingress/egress to site, with no outlet.
2. Offset with Bethel Road to the west of Denton Tap.
3. Some of the "changed" development requirements as submitted
by applicant which differ from City ordinance.
4. Variance of "no alleys."
5. Irregular shaped, large depth lots.
