Box 478 Coppell, Texas 75019 The City With A Beautiful Future 214-462-0022 July 24, 1989 Mr. Mike Tanner 3111Northhaven Dallas, Texas 75229 RE: RETAINING WALL REQUEST AT 200 BETHEL ROAD, COPPELL, TEXAS CREEKVIEW ADDITION Dear Mr. Tanner: It is my understanding that on July 7, 1987, Shohre Daneshmand of our office met with you at the above site, as you requested. Shohre indicated that you are seeking the city's approval of your proposed retaining walls alonG the north and the west side of your lot. We have also received your sketches showing where said retaining walls are proposed (see attached). Additionally as we discussed this morninG, last Monday Roy Brock indicated to me that he was having Nathan Maier, Consulting EnGineers look at this, to accommodate your needs. They were the original design engineer. We offer you the followinG comments, per our preliminary review: - Conceptually your plan is acceptedable; however, for this type of improvement to your site we must have engineering construction plans prepared by a registered engineer in the State of Texas. - As part of en§ineering design, the following items need to be addressed, as a minimum requirement: (1) Provide a topographical survey map of the site, bearing the seal of a registered surveyor. (2) It should be determined by a registered engineer if any of this activity is within the floodway boundary of Grapevine, Creek, which would require a hydraulic study of that section for compliance to the Coppell's Floodplain ManaGement Ordinance #87390. (3) Provide structural design plans of the proposed retaining walls, prepared by a registered structural engineer. Upon receipt of this plan, those structural plans should be submitted to BldG. Inspection Department for review and approval of Dale Jackson, BldG. Official. - Your proposed retaining wall and part of the proposed floor plan encroach the existing Drainage Easement. There are two basic issues to be addressed as follows: (1) Such an encroachment should be analyzed and proven that it is justifiable with no adverse impact on the existing drainage system and the purpose it serves. (2) Assuming such encroachment is justified, then through a separate instrument the realignment of the Drainage Easement should be prepared and requested through you by a registered surveyor. Upon receipt of above engineering plans and information, we will review them and will provide you with our comments and/or approval of your plans. It is our intent to work with you on this request and to make sure that such an improvement complies with the City of Coppell's standards.
