Dear Mr. and Mrs. Heppes:
We reviewed your request dated April 7, 1998, for a Letter of Map Amendment. All required information for
this request was received on May 21, 1998. Using the information submitted and the effective National Flood
Insurance Program (NFIP) map, we determined portions of thc property described below are in a Special Flood
Hazard Area (SFHA), the area that would be inundated by the flood having a l-percent chance of being equaled
or exceeded in any given year (base flood); however, the structure on the property is not in the SFHA.
Property Description: Lot 1, Block C, Creek View Addition, as described in the General Warranty
Deed with Vendor's Lien in Favor of Third Party recorded in Volume 98063,
Pages 02848, 02849, and 02850, in the Office of the County Clerk, Dallas
County, Texas

Flooding Source: Grapevine Creek
This letter amends the above-referenced NFIP map to remove the structure from the SFHA. The structure is
now in Zone X (shaded), an area of moderate flooding outside the SFHA. Flood insurance coverage for the
structure may be available under a low-cost policy (see enclosed document). Because portions of the property
remain in the SFHA, any future construction or substantial improvement on the property remains subject to
Federal, State, and local regulations for floodplain management.
A portion of this property is located within the regulatory floodway for Grapevine Creek. The regulatory
floodway is the area that must be maintained in an unobstructed condition in order to prevent unacceptable
increases in flood levels. Therefore, no construction may take place in a regulatory floodway that would cause
any increase in the base flood level. The regulatory floodway is adopted and enforced by the community, and
any proposed revision to the regulatory floodway must be submitted by community officials to the Federal
Emergency Management Agency (FEMA) for comment and possible revision to the NFIP map. The conununity
should contact the Director, Mitigation Division of FEMA in Denton, Texas, at (940) 898-5127 for guidance
on the data that must be submitted to revise a regulatory floodway.
Although we based our determination on the flood data presently available, we are currently revising the NFIP
map for Dallas County, Texas and Incorporated Areas. New flood data could be generated that may affect this
property. When the new NFIP map is issued, it will supersede this letter. The Federal requirement for
purchasing flood insurance then will be based on the newly issued NFIP map.
