Central Expressway Dallas, Tx 75243 RE: Founders Crossing Dear Mr. Blacker, The City of Coppell has reviewed the referenced plans and has the following comments to offer: General - 1. Include a copy of the Plat. 2. Remove the sheets containing the City of Coppell standard details. The contractor will be required to have a copy onsite at all times. 3. What are the sizes of the office buildings? I have assessed impact fees for 3-2000SF buildings. 4. The building cannot be on top of the water line. Paving Plan - 5. Add sidewalk adjacent to the Cul de sac. 6. Can you transition the sidewalk near the driveway a little smoother? 7. Increase the radius at the drive for the fire lane to 30'. Drainage Area Map/Plan- 8. Include the offsite drainage area to inlet #3. 9. Inlet #3 needs to be a traffic rated grate. Utility Plan - 10. Place the water meters in a location that can be easily accessed by the meter reader and make sure they are in the easement or right of way. 11. Are all meters being installed with the first building/lot? I have assessed the fees as such. 12. Double detector checks will be required on all meters. There may be additional comments throughout the plans that need to be addressed. The City of Coppell has reviewed the plans for the referenced addition which will be approved with the comments above addressed. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
