Plan Review Comments
The City of Coppell has reviewed the revised plans for the referenced addition and they
will be approved with the following comments addressed: Please send a revised PDF. For
review prior to final sets of construction plans.
Plat
1. Add the current effective floodplain on the plat.
2. An elevation certificate will be required for lots adjacent to floodplain.
3. Dedicate a public drainage easement for the drop inlet only (10X10).
Grading Plan
4. No lot to lot drainage will be allowed.
5. We will need to see the design of the retaining wall by the structural engineer.
Paving Plan
6. The midblock stamped concrete is not necessary.
7. We have recently received complaints on the lay down curb, they should be
flattened out more.
8. Move the sidewalk off of the back of curb in the cul de sac.
9. What does the rest of the oak grove profile look like?
Drainage Plan
10. Show the pier on the headwall profile.
11. Provide a detail of the retaining wall over the storm drain.
12. The drop inlet should be in a public easement.
Utility Plan
13. Keep the water meters out of the sidewalk.
14. What size water meter will be needed? I have assessed for a V meter.
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans
approved by the City of Coppell along with a copy of the City's standard construction
details.
All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This
includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in the public right-of-way or easement, the City charges a
4% fee. A check for inspection fees made to the City of Coppell should be submitted to
this office along with the Construction Development Permit Application and a copy of
the Construction Site Notice. For your convenience a spreadsheet is attached to the
permit application for use in calculating the inspection fees. A copy of the contract(s)
should be attached for verification purposes.
