In May, a 4-acre portion of this plat containing 11 lots was submitted for staff review. That application was subsequently withdrawn, additional land was acquired and resubmitted as this request. The rezoning request to PD precedes this replat application. TRANSPORTATION: DeForest Road is a local street contained within a 50 foot r.o.w. SURROUNDING LAND USE & ZONING: North- Denton Creek; City of Carrollton South - single-family; PD-140 East - vacant; PD-163 (SF-9) West - single-family construction; "A" Agriculture Item//11 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for flood plain until/unless removed for the flood plain. DISCUSSION: This is the replat document that follows-up on the PD zoning application. The replat tracks with the PD application, and staff is supportive of this request. Please note comments made by both Engineering and Leisure Services as our staff recommendation is based upon those comments being followed by the applicant.
