Dear Mr. Harris,
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat -
1. Show existing sewer easement down Windsor Road. (how will this be abandoned?)
2. Revise labels for "Future Phase 1" as Existing Phase 1.
Paving Plan -
3. Show street intersections & PCI's in profile as well as plan view.
4. Paving notes references a sheet that does not exist.
5. Provide only one crosswalk location along Swearingin Road. Keep it lined up with trail.
(grading plan seemed to show it correct)
Drainage and Storm Drain Plan -
6. The 4 inlets along Swearingin Road need to be adjusted so the water along Winegate &
Windsor does not have to follow the curb line around the tight corner. (or add additional
inlets on Winegate & Windsor)
7. Q-2 & R-2 & S-1 appears to exceed street capacity.
8. Calcs for SD -Q indicate a 42" RCP however the profile labels a 48" RCP.
9. On storm drain profiles show the existing sewer & services installed in earlier phase & label
in profile as existing.
Water Plan -
10. The water line at the intersection of Johns Avenue & Wingate is right on the ROW line.
Can this be shifted or provide an easement on lot?
11. There is a waterline at inlet detail on this sheet however the inlets are not shown on the plan.

Sanitary Sewer Plan -
12. Call out size of sewer manholes.
13. Please include the asbuilt sheets for the existing sewer for reference in this set.
Miscellaneous -
14. Has the street light plan been submitted to Oncor?
15. Be sure to not install signs on street lights.
16. SWPPP — the storm drain outfall into the pond will need some sort of protection.
17. Remove all City standard details from the plans. All contractors must have our current set of
construction details on the job.
There may be additional comments throughout the plans that need attention as well. Please make
the necessary changes and submit these marred -up plans and two sets of revised plans to the
