Dear Mr. Chovan:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. The property owner to the west of this development (Bruce Birdsong) has contacted the
City with concerns about drainage along his east property line adjacent to Deforest Court
development. Please contact Mr. Birdsong regarding his concems.
2. Provide a note next to pavement section detail on sheet P-1 stating, "Refer to City of
Coppell standard detail sheet SDI."
3. Indicate what the valley storage requirement is for the development. Also show the
valley storage capacity being provided.
4. With the proposed 18" RCP storm pipe on the north side of Deforest Road, what happens
with the drainage that comes from the roadway to this area? Will a wye inlet be needed?
Also the 18" RCP appears to be proposed on top of an existing 8" waterline. Will this
create a conflict?
5. The flowline of the existing manhole where sanitary sewer "Line B" will connect should
be field verified.
6. Provide concrete collars at all storm sewer pipe size changes.
7. The proposed 5' high retaining wall around the valley storage pond appears as though it
could be a safety issue. What are your plans to prevent someone from falling offthe 5'
edge.
There are various other minor comments throughout the plans. When all comments have been
addressed, please retum these marked plans and two sets of revised plans to the City for

10. Sheet PRF-I: We feel that erosion ~ntrol is not ne~ed along the no~ bank of Denton Creek. At
exit vel~ities of 2.16 f~t ~r second, erosion eff~ts on the no~h bank should ~ nonexistent.
