Attached are the meeting minutes from our meeting. Also attached is a preliminary street layout and profile that we asked the City of Irving to perform a cursory review on before we design full steam ahead. Could you also do the same for the section within the City of Coppell? Basically starting from the east we have a 44’ F-F section that the City of Irving stripes themselves. They will stripe it as 3 lanes (16’/12’/16’). The street then transitions to a 12’ westbound decal lane, a 16’ thru lane, a 12’ left bound turn lane, and then a 16’ eastbound thru lane. Once the street transitions west past the intersection and into the City of Coppell, the street turns into a 12’ west bound lane and two eastbound 12’ lanes The final striping and transitioning between the two Cities still needs to be coordinated. Also we will build up the parkway between the back of curb and the ROW which will raise the grade in place of the existing bar ditches. This will be a typical 2% slope section from the ROW down to the back of curb for future sidewalk installation. Since we will be raising the grades at the existing ROW line it will then raise the grades of the adjacent private property. Billingsley owns all of the property affected except for the Leslie Tract property within the City of Coppell. If you agree to build this typical parkway section, then we will need your assistance in coordinating with the Leslie Tract to allow grading on their property. Otherwise we will have to build everything else up and leave the frontage alone in front of the Leslie Tract which could create drainage concerns. Please let me know if you are okay with us building up the parkway within the Coppell section.
