Backsloping onto the developer land will be required. ·No sidewalks will be required with the roadway i mprovement plans, but will be required with adjacent developments in the future. ·The City will require ADA access ramps at all corners of the intersection of Cypress Waters Blvd and Hackberry Rd ·The City will require the existing fire hydrants be reset to match the proposed elevations ·Street lighting will be required with the roadway improvement plans, with the Developer responsible for conduits and foundations only. ·The City will provide street light locations once a fixture has been selected, based upon their photometric requirements. 12750 Merit Dr. Suite 1000 Dallas, TX 75251 TEL 972 770 1300 FAX 972 239 3820 Meeting Minutes Page 2 ·The City will accept non-standard City of Irving street light fixtures as long as Oncor will maintain them. ·The City is okay with the removal of the eastern most flow-through culvert. Drainage will be redirected to the existing “y-type” inlet in the interim period prior to the development of the sites to the north fronting onto Hackberry Rd ·The City is okay with the location of the designed office driveway. A future driveway for the commercial property to the south of Hackberry Rd will have to align with the office driveway to the north. ·The City recommended that the designed office driveway be widened beyond the shown 24’ F-F ·The City only allows median opening a minimum spacing of 660’ nose to nose. Conclusion: KHA will incorporate the above listed design elements into the roadway improvement plans.
