LEGAL DESCRIPTION
BEING 0.209 acre of land located in the J. P. VEST SURVEY, Abstract No. 1508, Coppell,
Dallas County, Texas, and being a portion of the tract of land conveyed to Chadick Capital, L.P.,
by the deed recorded in Volume 99114, Page 8140, of the Deed Records of Dallas County,
Texas. Said 0.209 acre of land being more particularly described by metes and bounds as
follows:
BEGINNING at a ⅝” iron rod found at the Northeast corner of said Chadick Tract and said
POINT OF BEGINNING also lying in the West right-of-way line of Coppell Road;
THENCE S 00° 01’ 49” W 138.86 feet, along the East boundary line of said Chadick
Tract and the West right-of-way line of said Coppell Road, to a ⅝” iron rod found at the most
Easterly Northeast corner of the tract of land conveyed to the City of Coppell, for drainage
purposes, by the deed recorded in County Clerk’s File No. 2008-0248511, of the Deed
Records of Dallas County, Texas;
THENCE along the North boundary line of said City of Coppell Tract as follows:
1. N 72° 10’ 22” W 54.78 feet, to a point;
2. N 16° 42’ 23” W 129.05 feet, to a ⅝” iron rod found at the most Northerly
Northeast corner of said City of Coppell Tract, also lying in the North boundary
line of aforesaid Chadick Capital Tract;
THENCE S 89° 01’ 55” E 89.33 feet, along the North boundary line of said Chadick
Capital Tract, to the POINT OF BEGINNING containing 0.209 acre (9,113 square feet) of
land.
