HEARING DATE: February 11, 1992 LOCATION: Along the east side of Coppell Road, one quarter mile south of Sandy Lake Road. SIZE OF AREA: 9.96 Acres of land REQUEST: Approval of a replat of Devonshire Addition. APPLICANT: Carter & Burgess, Inc. Mr. Brad Meyer 7950 Elmbrook Drive Suite #250 Dallas, TX 75247 HISTORY: Devonshire final plat was approved by the City Council last year. TRANSPORTATION: Access will be provided for off of Coppell Road. ANALYSIS: Devonshire Addition was approved as a straight zoning change from (2F-9) to ($F-7). There were special conditions attached to the plat and site plan, that are also indicated on the subject replat. The applicant, is requesting approval of Lot I, Block A: Lots I-9, 18-23, 32-37, and 46-57 in order to allow a 25' front yard setback along these lots. When Devonshire was presented for consideration last year, the front yard setbacks were established at 30 feet. Pulte has decided to incorporate a different house plan, other than the original proposal, and therefore, needs to alter the front setback requirements from 30' to 25', only on the indicated lots. Since the request to place the front building lines at 25' are consistent with Coppell's building regulations, staff recommends approval of this replat.
