Ms. Kugle, enclosed please find a copy of the easement exhibit prepared by TNP for the proposed pedestrian
bridge across Denton Creek. I have routed a copy to Russell Erskine (Halff Associates) as well. It is our
understanding that DCLID will prepare the legal agreement that accompanies the exhibit and will provide the City

"BRIDGE & PEDESTRIAN ACCESS EASEMENT"
Being 8,752 square feet of land situated in Lot 5, Block G (remainder lot), Vista Ridge,
an addition to the City of Coppell, Dallas County, Texas, as filed in Cabinet F, Slide
271, Plat Records of Denton County, Texas, and being described in the deed conveyed
to Denton County Levee Improvement District No. 1, according to the deed filed in
Volume 95174, Page 2343, Deed Records of Dallas County, Texas (D.R.D.C.T.); said
8,752 square feet of land being more particularly described by metes and bounds as
follows:
COMMENCING at a 1/2 inch iron rod found at the east corner of Lot 10, same being
the south corner of Lot 11, Block P, Vistas of Coppell, Phase 1A, an addition to the
City of Coppell, Dallas County, Texas, as filed in Volume 97131, Page 2753, Plat
Records of Dallas County, Texas (P.R.D.C.T.), also being in the northwesterly line of
the remainder of said Lot 5 and in the northwesterly line of said Denton County Levee
Improvement District No. 1 tract (Denton Creek), from which a 1/2 inch iron rod found
at the north corner of said Lot 10, also being the west corner of said Lot 11 and in the
easterly Right-of-Way line of Waterview Drive (50' in width), bears N 56°04'57" W,
99.95 feet and from which a 1/2 inch iron rod found in said northwesterly line of the
remainder of Lot 5, also being in said northwesterly line of said Denton County Levee
Improvement District No. 1 tract, also being the east corner of said Lot 11 and the south
corner of Lot 12 of said Block P, bears N 34°02'18"E, 56.96 feet;
THENCE S 34°02'18" W, along the southeasterly line of said Lot 10 and along said
northwesterly line of Lot 5 remainder lot and said northwesterly line of Denton County
Levee Improvement District No. 1 tract, a distance of 9.23 feet to the POINT OF
BEGINNING of the hereinafter described tract of land;
THENCE S 56°03'35" E, over and across said Lot 5 and said Denton County Levee
Improvement District No. 1 tract (Denton Creek), a distance of 251.63 feet to the
southerly line of said Lot 5, also being the southerly line of said Denton County Levee
Improvement District No. 1 tract and the approximate south line of Denton Creek, and
also being the apparent northerly line of a tract of land described in deed to the City of
Coppell, according to the deed filed in Volume 94009, Page 4186, D.R.D.C.T., from
which a 1/2 inch iron rod found in an easterly line of said City of Coppell tract, also
being in the westerly line of Lot 10R, Block E, Lake Park Addition, an addition to the
City of Coppell, Dallas County, Texas, as filed Volume 94049, Page 14, P.R.D.C.T.,
bears N 72°04'51"E, 72.14 feet;
THENCE S 39°08'27" W, along said southerly line of said Lot 5, the southerly line of
said Denton County Levee Improvement District No. 1 tract, the approximate south line
of said Denton Creek, and said northerly line of City of Coppell tract, a distance of
35.14 feet;
THENCE N 56°03'35" W, over and across said Lot 5 and said Denton County Levee
Improvement District No. 1 tract (Denton Creek), a distance of 248.51 feet to the
northwesterly line of said Lot 5 remainder lot, also being the northwesterly line of said
Denton County Levee Improvement District No. 1 tract and the southerly line of said
Lot 10;
THENCE N 34°02'18" E, along said line, a distance of 35.00 feet to the POINT OF
BEGINNING and containing 8,752 square feet or 0.201 of an acre of land.
