This memo serves to document the design assumptions and identify some elements of the design that may need additional input and direction from the City. Included with this memo are the following items: 1. Three sets of full size 100% plans for City review and comment. 2. Three copies of the specification book containing the bid proposal and description of pay items. 3. Updated cost opinions for the Andy Brown Park erosion control improvements and the Denton Creek pedestrian bridge. For clarity within the plans, we have identified the proposed erosion improvements for the lake as Unit I and the proposed pedestrian bridge and associated trail improvements as Unit II. Similarly, the bid proposal is also divided into Unit I and Unit II bid items. The attached plans and specifications should address the comments provided by the City to the 60% review plans. In addition, there are still a few items that we need to clarify and include before the project is bid. 1. There was discussion at the 60% review meeting regarding a title for the project that did not get confused with the phases associated with the park master plan. If the City has a preference for a project title we will gladly revise the plan sheets accordingly. 2. We need to insert a detail for the proposed split rail fence that is to replace the existing bollard/cable system. If the City has a detail for its typical split rail fence, please provide it to us. 3. The plans currently indicate the use of Flex-a-mat erosion matting in the southwest corner of the lake where wall has been omitted to allow access to the lake. Flex-a-mat is a geogrid material with 6"x6"x6" concrete clumps at roughly 12" on center. This product works well to prevent erosion and allow vegetative growth, but it does not always provide a smooth surface for walking or mowing. If the City wants easy access to the lake at this location along with a surface that is easy to mow, it may be worthwhile to consider some other type of turf reinforcement mat at this location. 4. We have included a $5,000 line item for repairs at the existing Overlook. In addition, the Description of Pay Items further defines the intent of the line item. Please review the description and provide any comments or direction regarding the types of repairs anticipated as well as the intended approach for negotiating with the contractor. 5. We are proposing an 18" catch basin in the northwest corner of the lake to address drainage from the adjacent properties and to account for the raising of the trail in this location for access to the proposed pedestrian bridge. The current plans for the lake erosion control improvements do not represent the use of structural backfill that was used for potions of the Phase 1 project. We believe that the configuration of the proposed wall and the location of the existing facilities (e.g. trail, etc.) will allow the proposed walls to be constructed with select backfill as opposed to using structural backfill (i.e. no fines concrete). The use of select fill as opposed to structural backfill should represent a cost savings to the project. 7. Please provide the City's project number for use on the plans and specifications. Please distribute and review the attached information. Upon completion of your review we would like to meet to discuss any comments/questions and determine dates for advertising and bidding the project.
