Changes or corrections in the design or right-of-way requirements or resubmission of the infrastructure plans for review and approval may be necessary before final release if the chief engineer determines that information provided on the private development checklists or on the infrastructure plans is incorrect. Additional fees for each subsequent submission may be required. The review of these plans by this department is cursory in nature. By approving these plans, the Department does not assume any liability for the engineering design nor does this approval release the design engineer from liability for correcting errors and omissions in the design, both during and after the construction. Approval of these plans will automatically terminate under the following conditions: 1.) The final plat for this addition has not been filed for record within twelve months from the date of this letter. 2.) The storm drainage work has not begun within twelve months from the date of this letter. 3.) The paving work has not begun within twelve months from the date of this letter. Please furnish to Engineering Division, the electronic copy on CD, one mylar and three complete bound sets of final plans and updated plat to 320 E. Jefferson, Room 200. A Private Development Contract for construction should be prepared by the Contractor and reviewed by the Developer's engineer when work is needed within the public Right-of-Way or easement. The complete contract package consisting of all items shown on the attached list should be submitted to Michael Fay. Items will not be accepted individually. Please note that all construction activities must comply with TPDES General Permit TxR150000. Please contact Texas Commission on Environmental Quality (TCEQ) for all requirements (www.TCEQ.com). Prior to any construction, an electronic copy of the Storm Water Pollution Prevention Plan (SWPPP) must be submitted to this office. However, the City does not perform the necessary construction inspection or the materials testing for the construction of the improvements and proposed infrastructures. These services will need to be contracted privately. Please include a description of the work to be performed within the public Right-of- Way and easements along with the price breakdown of various items with the contract package. An inspection fee must also be paid in advance of the execution of the private development contract. The amount of this inspection fee is based on the amount of the private development contract. (See attached) Upon the approval of your contract package, a pre-construction meeting will be scheduled for a mutually agreeable date with Mr. Luis Ulloa, Construction Inspector. It will be the Developer's responsibility to see that the Developer's Engineer, the Materials Testing representative, the Construction Inspector, and the General Contractor will be in attendance at the pre-construction meeting to discuss the materials testing, construction inspection and project finalizing guidelines. The electronic copy of the SWPPP must be submitted at the time of this pre- construction meeting. The Contractor and Developer/Owner will receive a contract approval letter following the pre- construction meeting. You should not proceed with any construction work until the contract package is fully executed. When a Dallas Water Utilities release is required, the Contractor may not proceed with work on the paving contract prior to release. Please note that the developer's engineer or his representative must perform the utility coordination process with all utilities, and obtain utility sign-off from all utilities prior to any construction.
