Since the construction plans have not been approved the grading would be at the Developer's risk. The Developer will hold harmless the City of Coppell for any error or required revisions requested by the City for final plan approval. Initially, we plan to grade the entire subdi~ision, including rough cutting all streets and alleys depositing the material in a balanced manner as dictated by the plans. Positive drainage will be maintained and executed in a way harmless to adjacent properties. If difficulties happen to arise mused by project grading~ they will be addressed and repaired immediately. All fill placed in the subdivision will be under the supervision of Parkland Engineering and Testing, Inc. and copies of the density reports will be sent to the City. Site access will be from Coppell Road by constructing a temporary culvert in the ditch along Coppell Road to maintain ditch flow.
