COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
mixed-use development, which includes restaurants.
DISCUSSION:
When the original zoning case was heard on this parcel, it was noted that
a monument sign was not necessarily needed. It has now been
determined that a monument sign is desirable, hence, the amendment to
the SUP. As a general rule, staff can support monument signs as long as
they are small, do not detract from the area, and are designed tastefully
with muted color schemes in line with the CIVIC Report.
When this application was submitted, it was a garish fly-yellow and stark
red sign and violated just about every principle contained within the
CIVIC Report. The applicant has modified his request and is now
abiding by our sign guidelines. The sign colors have been revised, it
now sits on a base that matches the brick on the building, and generally
conforms to our sign regulations. The color board submitted complies
with CIVIC guidelines, and the location of the monument sign on the
property meets code.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this request to amend the site plan and allow
a monument sign with colors as shown on the color board and with the
dimensions as stated on the sign elevation.

4) Take under advisement for reconsideration at a later date.
