RE: Dickey's Restaurant
Dear Mr. Campbell:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Provide a cover sheet (including the legal description and a location map), the plat, and
an erosion control sheet in the civil set of plans.
2. Paving will need to meet the requirements of the City of Coppell Subdivision Ordinance
and will comply with the City of Coppell Standards for Construction. The "Paving
General Notes" should reflect these requirements.
3. Verify (and provide hydraulic information in plans) that the drainage system proposed to
carry the site drainage is sufficient to carry Q~00.
4. Provide a drainage area map and provide hydrologic and hydraulic calculations to support
the storm drain design.
5. Provide a note on all sheets that any work in or adjacent to Denton Tap Road will be
completed between the hours of 9 a.m. and 3 p.m.
6. Provide details only for items not covered in the City of Coppell Standard Construction
Details.
7. Provide a profile on the sanitary sewer line crossing Denton Tap. Show all utility
crossings on the profiles.
8. Water meters need to be located in the right-of-way.
9. Refer to Standard sheet SD-3 for pavement replacement on the utility plan.
10. The proposed sidewalk should be a 5' wide sidewalk.
11. Submit a letter to the City Engineer requesting a variance if an alternate pavement design
is to be used. Note that any paving in the right-of-way must have a stabilized subgrade.
12. Provide an 8' wide b~ick paver band located 1' inside of the right-of-way line.
13. Provide ADA ramps at the driveway approach.
14. Provide a barrier at the edge of paving on the south side of the property to prevent
parking on the adjacent vacant property.
15. Provide a detail for the proposed flume or refer to the standard flume detail.
16. Remove the landscape plan and the floor plan from the civil set.
There are various other minor conunents throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
