APPLICANT: Developer: Planner/Engineer: Industrial Developments, International Goodwin & Marshall, Inc. 5420 LBJ Frwy., Ste. 1275 6001 Bridge Street, Suite 100 Dallas, TX 75240 Fort Worth, TX 76112 (972) 991-9399 (817) 446-3116 HISTORY: On January 16, 1997 the Planning and Zoning Commission approved the D/FW Trade Center, Lots 1-3, Block 4, Final Plat, to allow the creation of two lots and the extension of Patriot Drive eastward from Freeport Parkway and continuing south to S.H. 121 through property located northeast of Freeport Parkway and northwest of S.H. 121. TRANSPORTATION: Patriot Drive is a C2U, a two lane undivided thoroughfare built in a 60'-wide right-of-way. Trade Center Drive is a collector street that will be built in a 60'-wide right-of-way. Item # 11 SURROUNDING LAND USE & ZONING: North - vacant; "PD-LI" Planned Development, Light Industrial South - Building 'T'; City of Grapevine East - Denton Creek; "A" Agriculture West Freeport Parkway; "PD-LI" Planned Development, Light Industrial COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for light industrial and showroom uses. DISCUSSION: The proposed right-of-way was designed to enhance the internal vehicular circulation of D/FW Trade Center industrial park, as well as provide access to industrial users in Buildings I, H and G from both Freeport Parkway and Patriot Drive. The majority of the right-of-way extension eastward will occur in Grapevine except for an approximate 400' continuance into Coppell extending to the intersection with Patriot Drive. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the f'mal plat. ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
