12" to uPD-SF-7' (Planned Development, Single Family-7) to allow the
development of a 27-lot residential subdivision on at 6.689 acre tract of
land located at the northwest comer of Lodge and Sandy Lake Roads, at
the request of Ryland Group, Ina

COMMENT STATUS: ,/pRELIMINARY F4NA
1. The Sanitary Sewer Line for Lots 1-6, Block 1 should be located in the firont instead of the
back.
2. Indicate on the site plan the 5' right-of-way dedication for Lodge Road.
3. All utility and drainage easements for City utilities must be a minimum of 20' wide as per the
Subdivision Ordinance.
4. As per the Subdivision Ordinance the street alignments must have a minimum 125' offset,
therefore the proposed Edinburgh Drive needs to be a minimum 125' offset from Cedar Crest Drive.
5. Need to eliminate the street connection to Sandy Lake Road.
6. Please explain why alleys cannot be provided for the lots in Block 2. Also, it appears Lot 7,
Block 1 can take alley access off the existing alley to the north.
7. Show correct visibility easement at all street intersections. This will impact Landscaping Plan.
8. Show a 5' wide sidewalk along Sandy Lake.
9. Do not plant trees in right-of-way of Sandy Lake that will need to be removed for construction. This
impacts a minimum of five trees.
