HISTORY: Preliminary Plat for the entir~ development was approved by City
Council on July 11, 1995. The Final Plat for Freeport Parkway Right-of-
Way was approved by Council on October 10, 1995.
TRANSPORTATION: State Highway 121 is a AA, four-lane divided to be built in a
450'-wide right-of-way. Freeport Parkway is shown on the
thoroughfare plan as a 6-lane divided major arterial thoroughfare
(P6D) southeast of Highway 121.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
light industrial and showroom development.
DISCUSSION:
The purpose of this final plat is to create two buildable lots for two office/warehouse buildings
and approve a street right-of-way dedication for Patriot Drive. The proposed buildings ale part
of a larger industrial planned development situated in both cities of Coppell and Grapevine which
in the future will contain a total of 9 industrial buildings. In fact, Building "E" is partially in
the City of Grapevine, while the entire Building "D" is located in Coppell. For the most part,
Patriot Drive is in Coppell except for the two areas north of the separate intersections of
Freeport Parkway and State Highway 121 which are located in Grapevine.
Patriot Drive is shown as a two lane undivided collector to be built within a 60'-wide right-of-
way intended to provide a link to Freeport Parkway and State Highway 121. Buildings "D" and
"E" will front on Patriot Drive. In reviewing the exhibits relating to this submittal, staff would
request that changes include providing additionally front landscape setback, illustrating a
driveway on one of the site plans, correcting building lines, understanding that the future truck
court will have to be screened and revising landscape and irrigation plans to match the site plans.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the final plat subject to the following conditions
being met:
1) Revise the landscape and irrigation plans to match the site plans.
2) Increase the southeast portion of the front yard landscape area of Building "E" from 23'
to 30'.
3) Correct Building "E" Site Plan to show the entrance driveway of the rear truck court of
Building "D".
4) Future truck court yard facing Patriot Drive will have to eventually be screened with a
6 foot high brick masonry screening wall.
5) Landscape plan needs to be signed and sealed by a licensed landscape architect or
bonafide nurseryman.
