Dear Mr. Goodwin:
This letter is being sent to document the January 6th, 1997 meeting at our office with you,
Ken Griffin (City of Coppell), Scott Dyer, Ed Kellie, John Robertson, and me.
Listed in the first review letter for the final plat of the above referenced lots were a number
of issues which were discussed and now require some clarification and corrections. This
letter is to supersede the platting comments and miscellaneous comments issued in the
previous letter.
If we are not in agreement on any of the issues listed below, please call Scott Dyer to resolve
any disagreement. The majority of these issues are merely clarifications or corrections.

Issues

OUTSTANDING ISSUES:
* This plat needs to be approved by both the City of Grapevine and the City of Coppell
prior to filing. The City of Grapevine will require one mylar with all signatures for
our records. This plat will need to be filed with Dallas County by Goodwin and
Marshall.
* Per the Interlocal Agreement between the Cities of Grapevine and Coppell, the
following applies to the site:
1. All building inspections will be made by Grapevine. Building
inspection fees will be payable to the City of Grapevine.
2. The City of Grapevine standards will apply to all public street
construction. Plans for Patriot Drive shall conform to the City of
Grapevine standards. The City of Grapevine requests the following
items be addressed during preparation of these plans:
A. Supply the 100-year water surface elevation and velocities in
Denton Creek adjacent to Patriot Drive.
B. Maintain 1' of freeboard above the ultimate 100-year water
surface elevation for the elevation of Patriot Drive.
Note Revision: Discussions indicated that the main channel of Denton creek is
100+ feet from the edge of the property. The drainage
easement on site is overflow from the main channel in the event
of a major storm. The City will review the water surface
elevations under ultimate conditions and make any necessary
recommendations on slope protection.
Note Correction: The City of Grapevine will not charge a 25 % surcharge on
impact fees for property within Coppell. No impact fees are
required.
Clarification: Per discussion, the drainage easement for the plat will be
defined based on the current fill and existing 100 year flood
elevation.
The f, liatiag conditions for post development will be submitted
to FEMA. A revised model with ultimate development flows
and post-construction grading will be submitted to our office
during construction. Additional drainage easement (if any) will
be added by Amended Plat.

Issues

* It is our understanding that the triangular piece of property at the intersection of
Patriot Drive and S.H. 121 Frontage Road is being platted as part of Tract A.
* Specify the amount of square footage of each lot (and Tract A) that is in the City of
Coppell and the City of Grapevine.
GENERAL COMMENTS
* Twenty-five (25) foot high, metal poles, with 175 watt, metal halide street lights are
required at all intersections, ends of all cul-de-sacs and at mid block where the
distance between intersections is more than 500 feet. These costs shall be paid (to
T.U. Electric) by the developer prior to final acceptance of the improvements. The
street light "layout" shall be submitted to the Public Works Department for review
prior to Final Acceptance of this Subdivision.
* A 6' sidewalk shall be constructed by the developer along Patriot Drive. The
developer/owner shall also construct the barrier-free ramps at all street intersections
with the paving of the streets. (Re: attached Barrier-Free Ramp)
* The Street Sign Fee for the subdivision is $110.00 (2 intersections x $55 per
intersection). The Street Sign Fee is due prior to the final acceptance of the public
improvements by the City.
