Plan Review Comments (2"d submittal)
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
General
1. Include a copy of the plat in the set of plans.
2. Remove sheet 113, the contractor will be required to have the standard details
onsite at all times.
3. Barrier free ramps are not required at driveway locations.
Drainage Area Map
4. The Denton Tap drainage system was designed with a time of concentration of 10
minutes not 5, how will this development handle the increase?
5. Use the correct rainfall intensities for 5 minutes. See attachments to the plans.
6. Does the box in Denton Tap have the capacity for this system?
Utility Plan
7. A traffic control plan will need to be submitted by the contractor for the open cut
of the asphalt.
8. Is a 2 inch domestic meter sufficient to supply all the residential units?
There may be additional comments throughout the plans that need to be addressed. The
City of Coppell has reviewed the plans for the referenced addition which will be
approved with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans
approved by the City of Coppell along with a copy of the City's standard construction
details. We also require CAD files and a pdf. of the construction set.

All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This
includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in the public right-of-way or easement, the City charges a
4% fee. A check for inspection fees made to the City of Coppell should be submitted to
this office along with the Construction Development Permit Application and a copy of
the Construction Site Notice or Notice of Intent. For your convenience a spreadsheet is
attached to the permit application for use in calculating the inspection fees. A copy of the
contract(s) should be attached for verification purposes.
