RE: Westhaven Phase 28
Dear Mr. Marshall:
This letter is in response to your comments received on March 6, 2015. The following items have
been addressed as per the referenced review:
Plat -
Show existing sewer easement down Windsor Road. (How will this be abandoned?)
Response: Existing sanitary sewer easement has been shown as requested. Easement will
not need to be abandoned as city R.O.W. will be dedicated over the same alignment.
2. Revise labels for "Future Phase 1" as Existing Phase 1.
Response: Phase 1 label has been updated to call out existing phase 1 recording information.
Paving Plan -
3. Show street intersections & PCI's in profile as well as plan view.
Response: Road profiles have been updated to show the intersections as requested.
4. Paving notes references a sheet that does not exist.
Response: Paving notes have been updated to reference the correct sheet.
5. Provide only one crosswalk location along Swearingin Road. Keep it lined up with trail.
(grading plan seemed to show it correct)
Response: Paving plans have been updated to show the barrier free ramps in the correct
location.
Drainage and Storm Drain Plan -
6. The 4 inlets along Swearingin Road need to be adjusted so the water along Wingate &
Windsor does not have to follow the curb line around the tight corner. (or add additional inlets
on Wingate & Windsor)
Response: Swearingin and Wingate Road's street grades have been adjusted to
provide -1.0% grade around the knuckle in drainage area R-2 to improve drainage.
Adjusted street grades also reduced the size of drainage area R-2 to decrease the
amount of flow coming to those inlets. Q-2 remains unchanged due to the low flows
provided in that drainage area.

7. Q-2 & R-2 & S-1 appears to exceed street capacity.
Response: Drainage areas have been adjusted so that street capacity has not been
exceeded. A drainage area exhibit has been provided with this submittal showing the
drainage sub divides to illustrate this.
8. Calcs for SD -Q indicate a 42" RCP however the profile labels a 48" RCP.
Response: Calc's and profiles have been updated to call out 42" RCP in all locations.
9. On storm drain profiles show the existing sewer & services installed in earlier phase & label in
profile as existing.
Response: Existing sanitary line has been called out in profile view as requested.
Water Plan -
10. The water line at the intersection of Johns Avenue & Wingate is right on the ROW line.
Can this be shifted or provide an easement on lot?
Response: Water line has been shifted south to move it away from the ROW and
remove the need for an easement.
11. There is a waterline at inlet detail on this sheet however the inlets are not shown on the plan.
Response: Inlets have been shown on the water plan.
Sanitary Sewer Plan -
12. Call out size of sewer manholes.
Response: Sewer manhole sizes have been called out requested.
13. Please include the as -built sheets for the existing sewer for reference in this set.
Response: As -built sheets have been added to the set as requested.
Miscellaneous -
14. Has the street light plan been submitted to Oncor?
Response: Street light plan was sent to Oncor on 3/25/15.
15. Be sure to not install signs on street lights.
Response: A note has been added to the sheet specifying, "No signs to be installed on
light poles."

16. SWPPP - the storm drain outfall into the pond will need some sort of protection.
Response: Storm outfall is under the normal pool elevation of the pond and above the
bottom of the pond and therefore will not need any protection. Normal pool elevation
has been shown on the profile to demonstrate outfall's location.
17. Remove all City standard details from the plans. All contractors must have our current set of
construction detail s on the job.
Response: City details have been removed from the plan set as requested.
