As discussed, attached is a PDF set of the civil plans. Below are the items addressed:
1) Make drive in Common Lot 1X/C private and add emergency access easement;
2) Revise storm sewer Line A to push more into street, revise placement of the inlet and the inlet type in Common Lot 1X/B and the grading in that lot, and revise drawing areas
and storm sewer system data accordingly;
3) Corrected the placement of irrigation meters;
4) Move fire hydrants to avoid conflict with proposed drive approaches;
5) Added 8 foot sidewalk along private hike and bike easement between Lots 11and 12, Block D;
6) Revise length of inlet to avoid conflict with drive approach on Lot 12, Block D;
7) Revised grading, added retaining/screening wall and extend pipe on Common Lot 1X/A;
8) Shift retaining wall along rear of Lots 2 and 3, Block C;
9) Extend retaining wall across rear of Lots 8 and 9, Block A;
10) Increase depth on north storage pond to make it a retention pond also;
11) Revise sidewalk along Sandy Lake to 5 feet wide;
12) Add sidewalk along both side of Blackberry Drive at entrance to first street and private drive;
13) Add note regarding no parking markings, not signs, around Common Lot 1X/C on plan and plat;
14) Corrected creek crossing detail to reference Gabion Walls instead of rip rap;
15) Added sleeving for irrigation to Water and sanitary Sewer plan; and
16) Indicated barrier free ramps to be constructed by lot builder except where adjacent to a common area.
Please note we are still adding some dimensions to a detail being added for the easements on Lot 1X/C.
