Central Expressway, Suite 300 Dallas, TX 75231 RE: Eagle Point Village at Riverchase Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1) 2) 3) 4) 5) 6) 7) 8) Address concerns regarding future drainage for property north of development as discussed in meeting with Ken Griffin and I on Monday, December 7, 1992. An escrow is needed for developers cost for proposed Glade Point Drive. Show screening wall/alley cross section detail as illustrated in the City of Coppell's Standard Construction Details. (Refer to Sheet 8) Provide detail of drop inlets and show what type of permanent erosion control, if required, should be used. A 10" sanitary sewer line is shown to be within the 24" minimum clearance requirement. If minimum clearance cannot be met, a concrete easement must be provided. (Refer to Sheet 13) On water and sanitary sewer plans, make the appropriate changes as noted. Need to show all the proposed water line crossings on the sanitary sewer profiles. Show all proposed drainage easements on drainage map and grading plans. There are various other minor comments throughout these plans. Once all comments have been addressed, the revised set of plans should be resubmitted to the City for review.
