Applicant needs to add to the final plat a note "Notice to Prospective Buyers" per the Comprehensive Floodplain Management Ordinance (CFMO), pages 34-35. 2. We have no comments regarding the two variances requested. Lots 18 and 19 of Block A appear undevelopable unless building pads infringe upon the 100 yr. flood limit. DRC should verify if a screening wall is required between the alley and Riverchase Drive in Block D. Show if, necessary, on the plat. Indicate by cross-sections what paving section is proposed at the Colonial/Augusta intersection (sht. 4/16) and Pebble Beach/Pine Valley intersection (sbt. 5/16). On the storm drainage system, applicant needs to provide one of the following: a) Design system based on extending 100 yr. hydraulic grade line. b) Design system based on extending 10 yr. hydraulic grade line and show on the drainage plan (sbt. 10/16) where the emergency overflow for a 100 yr. condition is provided. Also, provide details of sections needed to convey the overflow and identify any easements required.
