Dear Mr. Daniel:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:

Referring to the plat plan for Eagle Point and the preliminary drainage plans for
future development, you show two different street names for the same street,
Glade Point Drive and Trinity Lane.
On Sheet 8, the cross section view AA of screening wall with the alley behind it
needs to be corrected to what is illustrated in the City of Coppell's Standards.
On all proposed sanitavj sewer lines, label description of type of line, i.e., "prop.
8" sanitary sewer".
On Sheet 11 denote the amount of flow the inlets will be collecting.
On Sheet 11, Line A-I is shown in plan view but there is no profile shown.
In profile view, need to show and label proposed water main crossing the storm
sewer line. Note that minimum clearance is 24 inches.
On Sheet 12, the street name needs to be corrected.
On Sheet 13, the size shown storm sewer line does not correspond with what is
shown on Sheet 11.
As the Crown Point Drive and Falls Road intersection shown on Sheet 14, the
storm sewer layout does not match what is illustrated on Sheet 12.
On grading plans, show the fill that will be done on adjacent property. Also,
show the existing and proposed 100 year floodplain line.

Need to show any necessary erosion controls.
Need escrow for developers cost for Glade Point Drive.

Re-evaluate the low point inlet at paving station 54-64.29 on Sheet 12. Concerned
about inlet being located in proposed future street returns.
On Sheet 14, the Alley B detail, there is a concern about the location of inlet. It
appears that the only location for the drive for Lot 2 would be on the right side
due to the curve of alley. We feel that the inlet will interfere with the drive
return.
On water and sanitary sewer plan sheet, change service connection as noted.
On grading plans, show existing and proposed 100 year floodplain lines, any
necessary fill and contours.
There are various other minor comments throughout these plans. Once all comments have been
addressed, the revised set of plans should be resubmitted to the City for review.
