Old Town Coppell - ADA ParkingKeith, I quickly counted 452 parking spaces (including existing accessible spaces and access isles) for the Old Town Area. The area includes every parking space in the ROW and also the City parking area (formerly Restaurant Parking). I did not include spaces along S. Coppell Rd. Attached are the TDLR guidelines for providing Accessible spaces. The “1 space per 25 rule” only applies to developments with under 100 spaces. I’m showing that we only need a total of 9 accessible spaces in the entire development based on these criteria. We are providing 24 Accessible spaces plus the spaces on South Coppell Rd. I realize that it wouldn’t make sense to only provide 9 spaces in the development, but I do believe that we are well within the guidelines of TDLR. I also don’t think we need to add spaces in the City parking area because there really aren’t any direct access routes to businesses in that lot. In fact, that could be seen as a negative because we would be providing accessible spaces in that lot (telling handicapped people to park there) when it’s not the closest path to any building frontage. We are also well over on the van accessible spaces because every isle is wide enough to accommodate 1 van. We are only required to provide 1 van space per every 8 accessible spaces (required = 3, we are providing 12). Please feel free to call me if you have any questions. Thanks Dan Prendergast E.I.T.
